Sedo sales - Always auctions?

I'm confused about the process of buying a domain on Sedo.

When you submit an offer to someone for a domain and they accept, does it always result in the domain going up for auction? Is there any way to just buy a domain directly and not have it go through the auction process?

I thought I read a post somewhere and someone was talking about receiving an offer for one of their domains on Sedo, and they made a counteroffer and then somehow they sold the domain directly to the person without it entering the typical auction.

Can someone explain?

Thanks!

it's the only way to sell your domains not to under value it.
How to Sell Domains through Sedo Auctions
Sellers will have the option to start a Marketplace Auction through the domain's negotiation page within their account. Auctions can be started up to five days after a buyer has submitted an offer and close seven days after that offer was submitted. If your domain does not receive additional bids during the auction period the buyer's initial offer is still binding and wins the auction.

Personally I think sending most names to auction is undervaluing it. You see people sending names with $60 bids to auction all the time only for them to close with $60 bids. Whereas if they had negotiated they might have gotten more, maybe even much more. Counting the sedo fee the majority of auctions are losers for the sellers.

I still don't get this. For example, I made someone an offer, they made a counter offer, I made another offer, they countered, and now on the Bid thread page it says...
"You have the following options:
Option A: Confirm Offer - Purchase Domain Purchase this domain at the agreed upon price: xxx USD"
And then there's a button that says, "Buy Domain".

So would I be buying the domain or would it then go to auction?
