Sorry for the late delay... I travel out of state for work and stay there a couple days a week... or it would be 4 hours round trip daily for work
Yes it does suck that she trashed it like that. She was ALWAYS five days late on payment after the second month which we did NOT charge her late fees. We should of but we always gives them chances since no one is perfect. We understand people go through hard times so we are always strick but easy on late payments. It is better to get the payment late then not at all.
Ya'll ask why would she trash the house like that? I wish I knew but honestly I am not sure what made her flip like that. I asked a few neighbors on what we did wrong and they said nothing she is just a little crazy.
The renter stole some of our other stuff which she said we told her that she could have. Which I just laughed at cause there would be no reason why I would give such personal items to a stranger. She left all her junk and took some of our good stuff.
Lessons learned
Yes had a nice lease that was signed. You know sometimes it is better to let the law deal with these types of people...

Hopefully you had a well written lease signed by your renters. Always do every kind of check you can on potential renters. Seems like your case is far and few in between, just a slight case of bad luck. Sue the crap out of them until you get all your damages paid for.
I agree 100% if you do not want to pay for something you should not get it for free.

I am not sure how it is where you are at but here in the states each state, county, city have different laws which sometimes makes it hard

The last time I had a fight with my another renter who had rented my 3rd one but bit smaller house. I was tempted to throw him out of the window 3 floors down to the ground. So I have learned my lessons.

We had an opposite situation happen to us recently. We actually signed a lease for a house and then the renters turned around and said that 2 of the current tenants wanted to resign for next school year so we would not get the house - AFTER we signed the lease mind you.
