There's a massive difference between .com and an nTLD which is French for wine. There's no formula to calculate the price of random new extensions based on a .com sale, the best you can do is look at recent sales for the keyword and see how domains with it are selling.

poker.car is 3.5k, and my name is 100 times better than car. I will sell today for 25k next month it goes up, and the sky is the limit.

Poker.car is listed for $3.5k but it's never going to sell for that much, and you can't evaluate your own domains based on someone else's listing price. If you sold it for that much then I'd applaud you but it is completely unrealistic. Best of luck.
