Since it is an existing website, I would have to base my appraisal on how much money it currently makes.
All of that other stuff is not worth any money to me, because the domain is not that special.
Assuming it makes no money, it may be worth something to someone looking for that kind of website, but on the open market I don't really see any value as a business or as an investment.
