I must say it's not a bad domain at all.
However it's hard to appraise, because the range could be anything between mid $xx to low $x,xxx imho, for this kind of domains.
LVEstate.com is a nice domain, and could have a decent reseller value ($xx - low $xxx), but if you find an end-user, maybe an established real-estate company in Las Vegas with a poor domain, who knows, i think you can manage to make a $x,xxx sale. It's up to you.

(but, please, don't spam your domain to anyone, it is highly penalizing, and if an end-user is smart enough, it would make some researchs about your domain and if it goes in some kind of spam-list or black-list, say goodbye to any sale)

I think that some people will part company with me on this view, but I believe that the best use for this domain is in the estate planning/will making fields.

Yes, there's the real estate connection but this is a fairly tenuous link in my opinion, and I would say that lvestate.com could be an excellent domain for a las vegas based co. that handles 'estate' matters, for the families of those who have passed away.

As for value, it could be as high as $2-$5K, to a company that sees the value in this domain and has a plan for development and promotion.

I think the amount of $3-$4K will be to achieve.
