    From an end user's (Lessee's) point of view, what would be a more preferable / desirable lease duration term to be presented with on a domain that has a lease option but NO option to buy?

    1,3,5 or 10 years?

    There will be of course an option to renew for another year but what would be a good term to start?

    Maybe it is commonly known what a minimum amount of years should be?

    I think much depends on the needs of the end-user. I think you need to have a flexible lease, in order to be able to cope with any situation. IMHO.
