Resale value, development and search engine placement should be part of the thought behind your answer.

Which would you rather have. A -.com or a no-.net?

Example: Black-Heels.com or BlackHeels.net

I was leaning towards the no-.net but now I am reconsidering after doing some Google searches.

If I could only Reg one of the two, I think personally I would choose the hyphenate dot COM over the non-hyphenate NET. Not only is it a COM, but it is my understanding the search engines do not acknowledge or recognize hyphens, so it will probably rank better than the non-hyphenate dot net. However, if you can afford to get both, it is probably best to do so, and point the undeveloped name to the other. :imho:

I would take the .net, especially if the .com version was parked, a foreign site, or ranked terribly. If none of these applied, then whichever I could get at a fair price.

I'm not an expert but here is my view on your question.... basically it boils down like this:

Resale- Well I think there are quite a few people out there that don't like "-" and I happen to be one of them. So with that in mind I would say the .net would be a better investment for resale.

Development - This is a loaded question because to put it quite simply any domain with/without dashes can be made to do quite well. So I really don't have a choice when it comes to the options but would choose the .net if forced to pick!

Search Engine Placement - Well as Revolution said above it seems search engines don't mind - but from my standpoint with development I want visitors to return and with dashes you really limit this possibility. Although ranking the name doesn't matter with extension it's content and updates!

So in conclusion I feel the .net would be the wise decision for resale/development and SE reasons!

P.S. I would take Heels.info over all of them haha ;)

after you develop a site, if you choose Black-Heels.com then blackheels.com will benefit your development. If you choose BlackHeels.net then blackheels.com still benefit your development. I think BlackHeels.net will contribute more type-in traffic to BlackHeels.com, so for this reason it is better to get Black-Heels.com, but for the reason of resale, if the buyer really hates -, then you can not win both.
