Is this a trademark issue?

I have a confusion about trademark

Lets take an example that , someone has registered a domain years ago with .com name, its not a company just a website but very much popular, e.g abc.com

now they don't register abc.mobi , if i register it and sell to someone or just use it myself, can i register such domains?
