That site just looks like an advertising vehicle and has no basis in reality.

If you answer a bunch of questions it throws a random or arbitrary number at you and sends you to an Afternic affiliate link. Very misleading!

Yes, it does not consider many important points like 's' i.e. 'Plurality' in any domain. I appraised 'Petrolems.biz' there. It met all the major criteria to be a super great domain and was valued at earlier referred value.

this site overvalues domains greatly even average domains are valued at $15000 - 20000
