How good are Zetetic.com appraisals?

Anyone have any opinions on how good Zetetic.com appraisals are?
They are damn expensive now ($99) but the guy that does them, Keith Pieper, seems to really know his stuff and somewhat of an industry leader if I am beleive what I am reading. The whole using 28 variables for the analysis compared to everyone else that seems to use less then 10 seems cool too...

So the reason I ask is this:
About a year and a half ago I had 3 appraisals done on the same domain. Zetetic was like $7,600, AccurateDomain was around $3,000 and GoDaddy.com was like $120. I never ended up selling the domain so I don't know what it was worth but I just had the same domain done again by Zetetic and it came back at $2,600.
Pretty interesting huh?

Now the real kicker. I had an appraisal done on the domain name of a website I started 7 years ago and am finally coming to the reality that I will never make it what it needs to be in order to make the money that justifies the time that needs to be put into it (does that make sense?) so I toyed with the idea of selling it. Well the appraisal just came back. $55,320!!! I have never made that much money in my whole life. Proof: http://certified.zetetic.com/117883.pdf

So does anyone else have any similar stories? Anyone actually sold a domain that is more then 3X their yearly salary? Anyone up for some serious celebrating if this thing really sells?

Thanks for your honest feedback.

The real question is...why are you wasting all this money on appraisals?

To be honest with you, if I were charging $99 for an appraisal I would tell everyone their domain was worth $xx,xxx so they would feel they got their money's worth.

I just want to know how GayPride.com at $60,000 is a sales comparable for NiftyTricks.com... other than to overinflate the appraised value.

I've read some of these evaluations here and there and got me a pretty good idea of how they evaluate domain. Did I ever pay an appraisal for my domains? Absolutely not.

To evaluate any domains, an evaluator must select what type of industry and market you're targeting. There are three market that could be targeted;
1. small company
2. medium company
3. large company

Based on the three appraisals you received from different companies; $7,600, $3,000, and $120

$120 probably for small company
$3,000 probably for medium company
$7,600 probably for large company

If your target market is a small company and it was evaluated for large company the result is most likely to be off.

My comment is based on educated guess.
