Gas and Oil Lease Help?

Anyone know anything about these? Where I'm about to buy some property apparently they found natural gas and the majority of the properties I'm looking at have gas leases already on them which will "Transfer to new owner" Although I did find 3 properties I really like that dont have a gas lease also. But it seems these 3 properties per acre are double in price if not triple but do include mineral rights.

Thanks for any heads up tips. If I need to get a lawyer I will but I'd rather not

Anyway, the only thing i understood"need a lawyer but dont want it"...when it comes to legal questions it is allllllwaaaayyyyysssss recommended!!
