All I know is that those 2 keywords Exclusive and tips in domain names are high value domains.

Just because two words are thrown together doesn't make it valuable--it just means you gave the registrar some money. I can't see anyone paying a premium for this when they can go and register something similar on their own.

What if I buid a website directory with huge categories like financing, xbox, investment, wedding, weight loss.... giving tips (using PLR articles) with related categories then adding adsense to make profits and of course using subdomains like : weightloss.exclusivetips.com.....

How much will it worth?
