This is one of those domains that get an overestimation because it has a high frequency in written language. Very high in fact, 17 million phrase frequency.
Estibot can tell the difference between HomeAppliances.com (valuation $140,000) and BeforeUsing.com although they have similar Google frequencies. EstiBot knows that because BeforeUsing.com has only the Google frequency going for it, the domain is probably not worth much more than reg fee.
But it is EstiBot's job to alert the user to the fact that there is something exceptional about this domain, in this case a high Google frequency. Therefore the domain is given the benefit of the doubt and a $x,xxx valuation is given. EstiBot would not be doing its job if it dismissed a high Google frequency, because there are some valuable domains that actually don't have any search popularity or PPC ad popularity.
It's like with appendicitis. Up to one third of appendix operations are "unnecessary", because in 1/3 of the operations, it is found that the appendix is healthy, and the diagnosis was wrong.
Still, doctors are not in a hurry to change that. It's been found that this amount of "false positives" is needed to make sure that no real appendicitis cases are missed.
EstiBot gives these "false positives" in an attempt to avoid missing the gems. I tried to program the thing to rather give false positives than false negatives, because I felt that this way the user benefits more.

Now, looking at that data, you should be doubtful about the value of this domain. Do your own research to determine whether this is a false positive or not.
If you cannot arrive at a conclusion on your own and you want to make sure, you could just register the domain, then get a second opinion from NamePros and other sources, and you still have 4 days of grace period to drop the domain again and you only lose $25c.
