Agree, but the actual name is also an important factor, for example, if it is a generic name (e.g. scooters/dishwashers.com) the real value might be in the domain rather than the current (parking?) income. If it is a typo name the value will be in the parking income, if it is a domain related to a current or upcoming event (e.g. Olympics 2018) the income will be considered short-term, and if it is a potential TM issue related name (e.g. aple.com/cheapipads.com/amaxon.com) chances are no investor with deep pockets will dare buying the domain.
