I think domain appraisals are a waste of money. The true value is strictly dictated by the buyer or owner

Indeed, mostly true.

However, some domains are much more intrinsically valuable than others.

For example, AAA.com will always be more valuable than IWasTryingToComeUpWithSomethingRandomH3R3.com , and those relative values are part of the benefit of getting reasoned appraisals.
