I have several keyword search domains (EMDs), I know with the recent upgrades to Google, these are not necessarily the most sought after or most wanted but wondering how to sell them based on factors other than the age old "hey this is an exact keyword match to what people search for" sales pitch. There are a couple that have come up with CPCs of $10+, one of exact matches around 100/month with high competition and CPC of $65...now that sounds great (much better than a couple dudes I've found of like $1 and low competition). Big question that I have no idea about is how to use this to evaluate my domains for a fair estimate price. I know you can evaluate at Estibot, etc as well but remember reading some forums members saying to take their prices with a grain of salt...

A pretty common formula I've seen for estimating value here on Namepros is to multiply the monthly searches by the CPC. So in the example you provided it would be 100 (monthly seaches) x $65 (CPC) = $6,500. Compare this with the Estibot value and look at some recent sales with the same keywords on Namebio and you shpuld be able to get a pretty good idea of the what the domain may be worth.

That makes no sense if you don't account for the clicks.
So, if we consider that the top result -for that keyword term- will receive, let' say 20% of the searchers' clicks, then the above result should be multiplied by 20%.
..and ofc, you should also account for the competition. That should reduce the above result even more.

Without knowing what names you have it is hard to say but an EMD .com with searches as low as 100 is not really worth much now even with very high CPC. With all the new extensions it is pretty likely the potential buyer can just get an EMD with low search numbers for reg fee. Maybe take one of your better names and ask for an appraisal here https://www.namepros.com/forums/domain-appraisal.3/
