Your intention is for development, so you are the end-user.

When you decide and makeafirmintention to develop a name, then it has value to you. No one but you would know what the domain means to you.

I don't think an appraisal would make any sense for you because it is not your intention to sell. If it was, then that is a totally different appraisal. And there, I can't see commercial value to the name.

With any domain that is "for development", the value you attach to the domain with the idea of development, is not the same as actually proceeding with the development, and seeing what value it has to you then... once all's said and done.

I have already started with my proceedings for it, in order to develop it.
The singular version got a 5.5k Global Alexa 4.8k US Alexa, so it is going to receive a little bit of their traffic too.

I concur with that you said. Developed projects fall in an altogether different realm.
