Available Unrestricted gTLD

I have 3 questions

1. what are list of unrestricted domain extensions, anyone in the world can register to develop or trade? I know .com .net .org .info are unrestricted but what about other new unrestricted extensions available or coming soon...like .guru .hotels .tv...can anyone register and trade them

2. I can see some .com domains (generic/not TM) got sold for decent price but with same domain name there are still some extensions like .info or .net or .org left and not registered. Can we invest in those extensions and get some profit?

3. why still domain investors not registered those domain extensions mentioned in question 2?

2. Yes. But .com will usually be the most preferred extension.
3. Could be the word doesn't fit the extension. No market. Many other reasons.

I usually visit registrars like instra.com or gandi.net, when I need on checking the requirements and/or restrictions on various extensions

for example, here is the .pro description on gandi.net
