I own sweet16dresses.net which the google keyword tool shows a 18k local search visits per month (using exact match).

I was curious what you would value this domain at?

Nice use of Google AdWords Keyword Tool ;) I'd say use the Rosener formula for the .COM, then take about 10-20% of that to get an accurate estimate.

Rosener approximation: Value = Local monthly exact searches*CPC*0.35*12

Local exact match searches = 18100
CPC (From Adwords Tool) = 0.40
Average click-through-rate for a #1 ranking = 0.35
Payback period of 12 months

18100*0.40*0.35*12 = 34752

10% of 34752 = $3475

is this how you would calculate this?

Yup, that's right :) Always better to err on the side of a lower price, even if taking that 10% at the end is a little painful :p
