Any value for this Turkish dictionary word for an expensive type of real estate for residencial accomodation? This is the singular, I also have the plural; yalılar.com. Which one is better? How to approach the sale if I want to get the highest price for one or both?

this is a domain with special character from turkish alphabet it seems, in .com
Personally I do not know how are the sales of .com for end users located in Turkey, as such statistics are not available. I would presume that most people and businesses there use their national ccTLD, .tr, and I guess this goes best with special characters from turkish alphabet.
So unless you know their market very well, it might be difficult to resale.

I would start like this:
-Check what are the largest turkish real estate companies, and whether they use .tr, or .com
- If they use only .tr, then game over, you will have hard time to persuade them to .com
- if some of them use .com, then approach them via email with your name and take it from there.

If you want to get highest possible price, it is better NOT to approach them, and to wait for them coming. Patience is key, it might take 5-10 years. If your name is really good, this will happen. If not, anyway all is waste of time

Thanks for your reply. In Turkey .com is the standard and only some very big companies are mandatory to use .com.tr
Just .tr doesn't exist; it's either .com or .com.tr, if I'm not mistaken.

All big internet companies and many others use .com
So in that regard I'm good. When I approach them shall I tell them that I have the plural too, too? :)

I don't think I'll wait, I want to make a sale. Or shall I offer a prospect buyer to co-develop and exploit the site together and both divide the shares in it?

Definitely you tell them that you own plural too, that is no brainer. As this will make your negotiation position stronger.

Sure, approach right end users and test how they will react. If the name is good, you will have lot of interest, and then, you can work out other things, like if you would like to co-develop, etc. First, large interest by end users must be there. If interest is not there, you will know it too - people will either not reply to you at all, all you will get emails like "no thank you".

So there is nothing better then just to test it :)
