Looks like templatemonster affiliate program. Just to get a unique layout you have to charge thousands. Although they do have nice layouts.

Yes the 'unique' cost for templates is expensive, but if there have been many purchases of that template before then why pay so much more - as the people that have previously bought the template can still use it.

Also its generally a good idea to purchase a template then modify it so its not just another clone
Even if its just changing the images and colours of the template.

I have written code for a very advanced Local Area Directory website. This directory uses Yahoo Local Search AND Google Maps to display local information for any USA address, which the user can easily change and search through. Please look at my example at http://www.seemytravels.com/fk and let me know if you are interested in this type of script. It can easily be expanded into a much larger website, mostly because I built it with the Joomla CMS.
