Hello all:

I just joined this forum last night, and the response has been most helpful. Thanks to all who have given very good advice.

So here's the deal. I have owned VILLAS.COM for almost 10 years. I have just recently launched a permanent site to replace the informational site I had up for years about the magazine I published "Villas Magazine."

So far, the site has rocketed up the ratings and currently stands at 180,000 on Alexa with a one-week average of 39,000 (down 693,000 over the past 3 months). VILLAS.COM is returned in ranking of anywhere from 1 to 20 on search results on a number of keywords on all major SE's. All of my traffic data is fully audited. VILLAS.COM is hot!

I have positioned VILLAS.COM to be a site for high-end properties and lifestyle. But I also believe it's best use and that it would do very, very well as a portal for the Travel Industry, especially villa rentals for holidays, car rentals, airline bookings, etc., GLOBALLY. In addition to banner adverts, it would do extremely well in a PPC and/or PPL business model.

In less than 24 hours, I've been contacted by no less than 10 individuals who want to be my buddy and who keep asking me what I want as a price. My answer is simple, and it is this:

I want market value. No more, no less. I want a player, not a dancer. I won't be leaving anything on the table for the jackals. I don't wish to be rude, but the “traders” who have contacted me so far haven't been very polite, and certainly not professional.

VILLAS.COM is fully covered by Copyrights, Trademarks, Prior Art and IP protection. I have prevailed in two WIPO challenges so far because VILLAS.COM is very well protected. These rights will be included in the sale, either by complete transfer or by licensing of certain rights that I hold in Trademarks that cover other IP.

I have patience, and I don't need to sell.

What I would really like is a decent idea of what the domain is worth.

Ronnie: Thanks for your frankness and honesty. That's what I asked for. No BS.

Clueless: Sorry I didn't get back to you last night, it was late. You asked how I could spend 100k on a site. Well, the programming and concept is just one part of it. Then you've got to drive traffic to your site. I have been blessed with a stunning name and all the traffic we've gotten so far is all of of "type in" I believe the term is.

Plus, I've put up some very tasty content and I believe we've done a good job in the ease of navigation department.

But at the end of the day, 100k doesn't go very far if you've got a site with global appeal.

And, if I can't sell VILLAS.COM, then yes you can have it. Hoo-hoo!

It worth every penny! If I am a millionare, I would buy it definitely even little higher than 600K. :imho: although I am new to domains and not familiar with the market yet. :hehe: Think about the dog.com or fish.com, I don't think the villas market is smaller than them. :) Good luck.

Hi Steve,

Welcome to the forum.

Simply a great name and in today's booming market you have a name that easily goes in to the $xxx,xxx although with the market for retirement and holiday homes also booming there is always the possibility that there may be a motivated buyer out there who would run to the big 6 zeros- you never know.

Tough having to do all that from Marbella. :gl:

With Villas.com, you can be pretty certain that the site is about buying, selling or renting high-end properties. It's a very specific term.

I'm assuming that if the name is sold, the site goes along with the name. When I visited the site, I saw that it was very well laid out, I saw that business ties were already developed, traffic was growing and the potential for much more business was at hand. I don't know all the ways in which the site generates income, but I'm thinking a "finder's fee" for each property sold or rented, which would be a small percentage of the agents' commissions, could perhaps bring in an extra $75K to $100K per year. Multiply that by a few years and you could get a decent approximation of value.

My guess? $350K-$400K.

For the domain alone, no traffic, no site, I'd guess $150k or so. With the site, and SEO that's been done, no reason it shouldn't be closer to $250k.

I'd be surprised if it went for much more than that, but for hte right buyer ...

If it's true all the things what you wrote:
villas.com - with out posision in SE could be worth $250k-$350k, but because that you putted it on first sites in many of SE, and people already know this site, I can say that could be worth around $1,000,000 really. I said around, I mean it couldbe also $800-$900k or $1,100k-$1,200k or more. No one of any appraisal services will could say real price. Because in very expensive domains you've to catch a client. Any time start negotiating with at least doubled price. Because you don't know what someone will do on this site. You have to try to sell it as expensive as possible. And remember - you have time to sell it, because each year value will be growing up.

First off, I think 600K (in USD) is a little bit much for that domain. Still, no doubt this one is a premium and has huge potential. I'm not saying you could not fetch that amount... but it is more realistic to cut the price by two to attain fair market value. Saying that, prices tend to increase over time... for example TV.com sold for 7.5K back in 1995. Today it would sell for 100 times that amount :imho:
Domain names (especially .com) are more and more strategic assets and by the going rate I would not be surprised to see such a name sell for 600K or even more.

I own quite a bunch of real estate names, I even develop real estate software so I feel familiar with the industry (not being an expert to be honest).
If I had that domain I would not sell it but work hard on development.
I would only sell if I were thinking of retirement then you have some handy cash to invest :hehe:
My idea would be to focus on the international market for luxury properties and high/profiles sales/rentals.

IMO 250 to 300K ($) would be a decent price if you would sell now. Of course you should ask more to leave some room for negociation but 250K should be the minimum threshold.
Some comparable sales include property.com for $750K.

Solid 1-word real-estate name. I think Villa.com would be probably $600,000. Villas.com would be more like $250,000 - $300,000 or so, probably towards the higher end or more considering it gets the traffic it gets. Excellent name, good luck with it!

I'm not sure Villa.com realize the value of their domain. Take a look http://villa.com/

I'm sure Aston Villa F.C. would love that name.
