Value of my forum

Hi I'd look to know the current value of www_qnhl_com. It's an established hockey forum that I own. It's PR5, and it has hundreds of backlinks, and thousand of pages indexed in google, yahoo and msn. It also ranks first in yahoo for "NHL forums", first in google for "NHL Talk", as two examples. It was also featured on TV. If you need to know the monthly revenue to give a better estimate of the value of the website, please PM me. I will give credit to everyone who spends time helping me in this evaluation.

Having NHL in any domain that covers hockey might hold back the value and/or desirability to buyers.

Domains only with traffic sell for 5 to 15 times annual revenue. Mark up your domain for good number of members, traffic, age etc.

I've been told that a whole website sells for about its own annual revenue on average. How can just the domain usually sell for over 5x the annual revenue?
