so the site not has a pr of 2 and gets an average 10 ad clicks a day which are making me 5 - 10 $ a day does this mean that my sites value has raised???

Value is dependant on a few things but add up yoru monthly revenues and multiply by 3 - 5 years for a NON TM domain... and you have an estimation of your sites worth.

ok so at the moment my site is making 90 minimum a month X that by 5 would mean 450$ or do you mean i have to charge but the months in each yea which in this case would be 60 so 90 X 60 = 5400$

yes, monthly revenue x 36 to 60 MONTHS

Again, there are factors determining whether you get 6 months rev versus 60 months rev. If you name has a time frame, lower months paid. If you name has a TM, lower months paid. If your name is a timeless generic, higher months paid. Etc.
