As with most other very specific commercial keywords, the best place to look for value of this domain is in what it's costing advertisers to rank for the keyword. In this case, nearly $100 per month for broad match, and around $15 per month for exact match. I'd consider the minimum value of the domain to be 2-3 months' worth of the exact match cost (I say this because, from experience, a decent mini site with affiliate/AdSense ads on it can generally make that much per year on any given AdWords phrase -- so if you can build it and leave it to earn you
x amount, why would you sell it for less than
x?)
In other words, on the low end, $30-$50, which is not a bad flip if you hand regged the domain. Given the much higher broad/phrase prices, you could possibly get quite a bit more if you took it out of the domainer market and went looking for an end user. As I mentioned

outside of the domain's geographical keyword, ie. for service providers who are outside of Austin but service that area, show them the advertising costs (third party authority is a powerful sales tool) and pitch the domain as a cost-effective alternative for a few months' worth of ad costs.
