domain Register the domain or not?

Hi, I am still not sure why a phrase with an exact search volume of about 45000 is yet to be registered as a domain. What's gone wrong here? Any answers. And doubly surprising is the fact that the .net TLD of another domain (.com TLD and exact search volume of over 60000) is still virgin. What do I do now, register or leave? And what are the chances that it can sell for a good money? If at all how much money? Your answers please. Thanks.

Some questions.
Will it be flipped?
Will it be developed?
How many of those 45000 searches will see your site?
What is the average CPC?(Cost per click).
What is your expected CTR?(The % of visitors who will click on the ads).
Finally how deep are your pockets? Can you afford to buy it? Develop it? Monetize it?

It's up to you, but I think 45000 exact searches is a good place to start for a new hand reg. Just don't expect overnight riches. It is unlikely to make any money by parking so you better have a plan.
