Have you considered using escrow.com?

You can use their standard contract as part of their escrow service, all for a very reasonable commission rate (assuming we're talking a transaction of a decent size).

They are pretty safe in terms of likelihood of default (being owned by Ebay) and will probably be able to talk you through the transfer procedure particular to your registrar(s).
