Why are you selling the business?
I have two main reasons for selling the website, first I have too many websites and I can't keep all in my hosting account because I have a limited storage in my cPanel account and I need to move some of them in order to keep all my other websites running smooth, the second reason, I dont have time to keep all the websites updated since I'm working in some other projects for now.
How does the business generate revenue?
There are a lot of ways to earn money with a site like this because the funny content keeps visitors watching the videos and coming back to watch new videos, but obviusly the main is selling ad space, ads with adsense, etc

No other expenses for now, you only need to pay for hosting but basically is like $10 per month this depending in your hosting company

I haven't done too much marketing for this website but you could use facebook or other social networks to generate more traffic so you can start earning from this website
How can the future owner improve the business?
A great idea would be creating a Facebook Page so you can generate more traffic to the website, also running some campaigns trough twitter will be helpful to generate more visitors
