I can see your thinking behind this name, but I do not think this name will do well in terms of profit..
for this keyword, there are some better extension : one can create names like outlet.word, outlet.zone, outlet.space, etc..

And keyword is not strong enough, it would require some very particular end user to like it connected with .estate..

So it sort of makes sense, but I would probably not registered it. It can fetch low XXX - 1k but probability of resale very very small.
