I know there is a lot of stigma associated with hyphenated domains and I don't buy many of them. However the exact searches and CPC for the domains below made them too hard for me to resist. Aside from the stats, they serve a clear business purpose. What do you guys think of them?

End user value estimates?
How difficult do you think they will be to sell?
Would you sell the domains as quickly as possible or develop the domains?

Thanks In advance.

High quality exact match domains separated by one well placed hyphen can have good value, but the problem here is there are too many variations such as NY, NYC, New York, etc.

On top of that the hyphen is not well placed. You have 3 words on one side of the hyphen and 1 word on the other side.

I don't see much value in these.

Thanks for posting Brad, I appreciate your comments and value your opinion. I corrected one of the domains and added a tiny bit more info below and wonder if that impacts your opinion at all.

I agree that putting a hyphen anywhere in a three or four word domain dings the domain but having it between the geo and the keyword is about the best option in this case.

All the .com variations you mentioned have been registered since the late 1990s (except the 2 I own); even the .net extension is taken in most cases (2 of the .nets are developed).

The shorter NY and NYC versions are clearly superior to mine but because I own the 2 longer options one can be re-directed to the other (so end user confusion is reduced slightly).

Does the high number of exact searches and solid CPC for these not make them more than reg fee in your opinion?

Iโ€™d love to hear more opinions.

I sold NewYork-Mortgage.com a couple years back via Godaddy premium for a few hundred I think. So NewYork-Apartments is something I would keep for a little while and offer at a lowish BIN.

Seems to me if you got them cheap, or regged them, they're worth a shot. Of the three, I would renew NewYork-Apartments.com at least a couple times.

Imo, the value you are seeing in these names can only be extracted if you develop them.
Just for kicks, search these phrases and see how many similar have reached the first 2 pages.
I think you have a long wait for these to pay off.
