Established Need some advice please on selling...

i have a business/site i would like to sell, the site alone gets 1500 uniques per month, currently has 22 clients, 4 of which make regular orders, and makes $6-8 adsense, and from dec05 - March06 has made an average profit of $275 per month (total $825)

im wanting to know what a site/service like this would be worth, as i am interested in selling it.

If the numbers and books are right, asking 10 to 12 times monthly earnings isn't unreasonable.

My advice: Starting price = 9 months, BIN = 12/13 months profit.
