This site was sold, but the sale eventually fell through due to the buyer's inability to fund the transaction. This site has been used by Loan Officers and Mortgage Brokers since its creation in March, 2004. It receives 125 - 150 unique visits per day that account for 250 - 300 page views per day. It gets Page 1 rankings on Google, Yahoo! and MSN for about 50 popular keyword phrases pertinent to mortgage loans and lending, plus Page 2 and 3 rankings for several more keyword phrases. All of its traffic comes from organic searches. It gets quality traffic. It has an e-mail (pre-approval application) form that captures lead information from prospective borrowers.
It would be a great site for a mortgage broker or loan officer who wants or needs an effective online presence. It is 500+ pages, and is largely regarded as one of the most informative mortgage sites on the Net.
A non-mortgage person might find the site a good investment if that person can establish a "partnership" with a mortgage professional who can close loans in most of the 50 states. This is how I earned income from the site for most of the last 3 years.
Mortgage professionals are paid commissions for originating and closing loans. These commissions are based on "points" charged on the loan. Each point is 1% of the loan amount, and typical points charged on loans range from 1 to 2.5 points. So, on a $250,000 mortgage loan paying 1.75 points the commission earned would be $4,375.00. I was getting a good % split with brokers and LOs I worked with... but trust is a key ingredient in making these deals work. Just closing 1 or 2 loans per month can provide a 4 or 5 figure monthly income.
The site would be more productive in terms of generating leads if a "live" phone number were posted on every page. For its entire existence, it's only had a 24/7 voice mail service... several hang-ups everyday. Opportunity has been lost because leads are currently only generated by e-mail submissions.
As optional selling points... I will modify and customize the site to accommodate contact information for a new user(s), plus include any new promotional/marketing incentives desired. Additionally, the site can stay on my hosting account free of charge... especially if the new owner wants regular maintenance on the site that I am available to provide.
