I must admit, I was not expecting that. I just sold a .com for $650 USD and thought that was great week.

Any ideas on the best way to develop this one, I've built over 150 websites but never in this field, I wouldn't know where to start.

You can make it a lipstud content site. Go on fiverr to get content on lipstud, like procedures, videos, pictures price ideas, where and where they could it done.
