domain Is my domain worth anything? "viralmarketingtricks.com"

I'm wondering if this domain is worth anything?

I want to sell it because I don't want it anymore.

Its around a year old..

The term "viral marketing" is searched 18,000 times monthly with a CPC of over £3.

It is not being monetized and it only gets 70 uniques a month.

Online domain valuations say it's worth $250+

The way I see it - its quite good as a lead generating website. Or to be tuned into a blog on viral marketing with some nice CPC monetization.
I have no idea on pricing, tho.
Quite new to this whole shenanigans so no useful experience in pricing. Gut feeling xx$-xxx$ but don't rely on it.

Yeah, the site could definitely make some nice $$$ but I don't have any real passion for this niche. I would like someone to have it who can turn it into something good.

I have checked other domains with the same keywords in them and "a lot" of them are selling for over $1000.

Not saying this is worth that but it would be good to get a valuation from someone experienced.

What matters more is the Global Exact Searches for the phrase.
It gets nearly none.

But looking @ the SERPs, the name is useful and has its audience.
I am confident in our valuations.
