I would like your sincere valuations about the following domain name. I already know the potential IF developed, all Im asking is without development

I would sell.. not worth it for a busy guy like yourself to develop..
It is nice.. but i don't think it can generate enough $$ for you if it were developed..
I would sell it to an enduser for no less than $300
