I have a website plan to sell, here is the information :

1) the website is about 6 months old
2) the website is about an internet tool which is FREE to use online
3) the website doesn't require the user to be a member in order to use the internet tool
4) ranks top 10 for 2 keywords in google.com with the competition of 30,000,000 and 60,000,000 listing
5) monthly google adsense earning is USD 120 and increasing.
6) monthly total visitors is about 20,000, but seems increasing rapidly to 30,000 per month
7) Alexa rank : 645,770
8 ) Google PR : 4
9 ) cost of maintainance : only domain name + hosting = USD 100/year

You can expect to sell for 8 -14 times monthly revenue on a forum. Of course, you will have to provide solid proof of traffic and revenue. If the website is very unique and has obvious potential, you may get up to 18 months rev if you find a motivated buyer.
