Digitalpoint has the same Overture numbers but in addition the Wordtracker numbers.
I don't know if it can be sustained to affirm that Wordtracker's numbers are better than Overture's. I personally I don't even know how the Wordtracker guys count.
IMO, as long as Google did not publicize their numbers all this numbers are a lot of shooting in the dark. Good to have a rough idea, but not more.

I don't believe much on luck with this numbers involved.
The real estate industry is full of big spenders and the seller I think is a real salesprofi who has made his preparations before putting the auction off.

There are two problems with Overture IMO.

#1 : No plural search results.. You can be VERY mislead by that.
#2 : If you use the Overture tool (or any other tool based on that one, Msn, Altavista etc..) it gets counted as a search. And several of the tools makes many queries for one search, and that (may) result in a higher number for popular keywords compared to others..

That's why it's always wise to cmpare the numbers with Wordtracker. They are pretty similar most of the times, but you can get exeptions like in this case where the numbers are WAY off...

It would be real nice to have a Google tool, since the google numbers may be 20-30 times (or more) higher than Wordtracker/Overture..

It is also possible to manipulate Overture results, just like you can manipulate alexa ranking.

But I believe that the Wordtracker results are harder to manipulate, and therefore more reliable..

wordtracker stats are based on *actual searches* in Metacrawler and Dogpile, which represent 3-5% of total web searches. This data is then projected against overall search usage, and they provide a number of predicted searches based on the last 60 days of actual data.

It's still a guage, but I believe it is much more reliable than OVT. Especially in a case like this one.
