Can be a pizza parlour anywhere in the hills (beverly or beavercreek )

There are actually a surprising number of pizza joints with HillsPizza in the domain name. Do a Google search and scan through the first few pages. Reach out to all of them.

No, the one being used has "the" at the front.

It may not have been available. Or they may have wanted the domain to match their business name exactly.

Your name is a solid upgrade for these two places at least. Some of the other ones are geo specific (West Hills, Black Hills), so it might be a harder sell for them, and with good reason. No harm reaching out, though!
