Good at developing - Ready for the deal?

Heres a unique deal if you are good at developing -

I have couple of domains which have good potential, if developed but I dont have the time and resource to develop everything. Hence, I want to offer a deal, if somebody, good at developing, is interested.

We can enter into a deal - for three years.

I will extend the domain name registration to three years and provide hosting space too. The developer will have to design / develop the website and think of monetizing it.
Developing means more than just installing some ready-made script and waiting for traffic to flow in. The developer will have to put in effort to keep the site live and updated. Advertising, if required, can be mutually discussed and paid from the revenues generated.
The developer can decide to withdraw anytime during this term with notice of one month.

Revenue sharing - I am looking at 50% share in the first year, 35% in the second year and 20% in the third year. The stats of the services used to monetize the site will be available to me as well as the developer. If I get any good offers on the domain name during the term, the revenue will be shared 50-50 but the final decision to sell or not rests with me. Hope thats fair enough.
