There exists a print magazine named Golf Tips (TM) and they use golftipsmag(.)com.

Domain registration is 6.5 years old.

I have an interested buyer, but I think the domain is worth more... I could develop it and get good PPC forever.

developing and earning from PPC would be a longterm process. Its quite a competitive term. What kind of offer do you have? If its low-mid xxxx, then you shud go ahead with it
