Expired domains checks

Suppose that I found an expired domain,
1. what are the points I MUST check before I register it?
2. what are the needed tools for that?
3. What are the criteria that lower the chances to sell the domain (domain that was expired and now I own it)?

Check nothing unless you have found some stat that gave an interest eg loads of backlinks that are no longer there but should look using other source and know value of keyword/s cpc value or branding. Have an understanding of end user who else wants domain if people pay for ads same keywords first results ads. If it expired yesterday then you like many are probably following it for 60 days or so until it is available.
