This is my first Domain/Site Sale so there are high chances that I may make mistakes. Please accept my apologies in advance in case of any error. Let me know and I shall provide any missing info

I am selling http://www.templatesheaven.com which is a 24 months old website. The site is an affiliate of Template Monster which is the largest template provider on net. These templates include web templates, flash templates, logo templates, eCommerce templates and many more.
Revenue Details
The average monthly income of the site is $900+ without any promotions at all. The total commission that I have earned till date is $36,887 in the last 2 years and the sale that it has generated for Template Monster is $160,000. The site has great potential if properly advertised. There were times when I made $4000 each month with the same site advertising on Google AdWords
The commission paid to all affiliates is 20% but this site gets 25% which is the most that Template Monster pays which is because of the sales it generates. The commission amount starts from $14 each sale to $500 or more depending upon the type of the template and customization ordered.
Traffic Details
I started promoting this website using Google AdWords in March 2005 till February 2006 but then I stopped because I was focusing on some other websites. It used to get 500 unique hits each day but that has reduced because I stopped advertising and still it generates $$$$ which is because of the site popularity. Currently the site has 1500+ unique visitors each month
Opportunities/Advantages
1:- The site can be a great source of revenue for a company that sells its own templates. You can hi-light your templates and mix them with Template Monster’s templates and can earn more. The $160,000+ sales can be yours if you have good templates or you can carry on with reselling the same templates
2:- I never used Google AdSense which can be used effectively to increase revenue
3:- Another advantage that you can get is that you can start an email marketing campaign where Template Monster will send emails to Template Heaven’s clients which are 1000+ offering discounts using promotional codes every 2nd or 3rd month. This has worked very well for me whenever I used it and it doubled the sales
4:- There are 250+ affiliates that have signed up under http://www.templatesheaven.com which also generate a significant amount of money. You get 25% of what they earn

The best thing about this website is that you can keep it, do nothing and still earn up to $900 each month. All the support is handled by Template Monster. You just have to check your sales email and withdraw money whenever you want to
It might seem unreal that why am I selling this site if I don’t have to do anything and make $900+ each month. The reason is that I am working on a portal website and need money for the development of that site.
