I've owned this for several years. We have had many thoughts as to its potential use:

Scotland travel agency
Scottish tours
Kilt manufacturer/reseller
Scottish apparel and accessories manufacturer/reseller
Scottish oriented publication
Scottish/Highland games group or organizers
Scottish history site
Scottish heritage email address service
Scottish heritage community/social site

It certainly takes the right buyer, as most domains do, but the generic nature makes it very applicable to anyone dealing with Scotland.

Search & Content value

So it seems a lot of valuation models are based on search saturation, backlinks and the content of the site. I would assume revenues would play a role too. Not a problem.

I've decided to run a bit of an experiment with eKilt.com. I am going to invest about $1000 and let's say 50 hours in building and promoting the domain as a no-listing-fee auction and classifieds ad site for Scottish heritage enthusiasts. I'll have Adsense and a forum on it as well.

If I can get earnings up to $1000+ per month, that should give this thing some value...

Thoughts?

Without development I'd say it's worth low $xx. If you can get it up to $1000/month, it'll be worth $50k+

The only way to find out is try - you have nothing to lose (except $1000 and 50 hours)

Valuation

So revenue does play a big role in value...

I have 11 different domains that I am setting up as non-technology directories. I started running a test with this type of setup two years ago and month-to-month I can do between $100 and $500 in revenue.

My thought is to build out these 11 domains at a cost of about $500 per domain plus time, build out the linking, then use the financial plan to achieve a $250/m average on each directory.

I've got a few more domain ideas, but I'm going to work on these for now.

HOW did you make your 4x-5x annual estimate on value? Is there an article out there that could point to cashflow and value?

The estimate is just based on what I've seen in the industry. You could check out some previous sales of well-established sites that occured here and at other marketplaces (I won't name them here out of respect for NamePros). You'll probably need to establish at least 6 months of consistent revenue to sell at that kind of multiple.
