discuss Domain Sales Agreements

When selling domains to businesses, and especially medium to large businesses, do you use any kind of domain name sales agreement or contract?

Do you find that companies generally ask for an agreement when purchasing a domain?

Or are most medium to large companies satisfied with you just transferring the domain outright, or using Escrow/com as a record of the transaction?

Sometimes, companies may request a contract of some sort but in my experience this seldom happens (surprisingly).
If you use Sedo, a sales agreement is generated automatically. If you request payment through paypal, a sales invoice can easily be made. An invoice can suffice.
