Domain renting?

Hey all,

I was just thinking (forgive me if you've already discussed this ), has anyone ever thought about renting out domains... for example, say a LL.com costs $50,000... Has anyone ever heard of the owner renting their domain to someone for say $3000 per year perhaps? Like renting out space in a mall...

Or would this be illegal by ICANN standards perhaps?

Just wandering thoughts on this thats all
