Does keyword search and cpc combined really matter in domaining?

Pls can we safely say a domain name, albeit a two worded name, that you need is not popular but to my surprise when I checked it's qualities on kwfinder.com,
I was astound, the keyword combination has the properties below
For the first domain
1 . $50,030 this was gotten after I multiply both the keyword and cpc value
The second domain
1.$31,581 after doing the bone steps.

They are available in every other extensions.
Nb..i place the destination of the Country to mighty USA

But the only clause is NO similar domain is available as past sales...

Pls will it be advisable to buy this domain?
If the answer is no?
Can I make money from the said domain if it is developed?
