Have you contacted the owner of the .net? Seems like they'd be happy to be given first dibs before you put it up for auction. And they might pay pretty well to keep it off the market.

Yes, first thing I did. Just asked if they might be interested in it. They said no. Very strange - didn't even ask a price or anything. In California, the fees are about 3 or 4%. Typical home is $500,000. EACH customer is worth about $15-$20,000 and they are NOT interested in the .com? Go figure.
