my domains are parked in domainnamesales.com for instance i get an inquiry through dns landing page and i decide to broker it myself without using their brokerage service ...do i have to pay commission to them ?

Nope, only if brokered by one of their inhouse brokers..

but for example this could happen to you (happened to me):
you negotiate with a potential buyer about a domain, he walks away.. after a set amount of days the lead is being automatically assigned to one of their inhouse brokers (depending on your DNS settings, check them!) and if they manage to close the deal for you then you will have to pay the commission..
