You have two strong keywords that go well together with a TLD that is traditionally associated with nonprofits. To your point, it may not be a big deal today.
But think about what someone might do with that domain, if it’s to be a marketplace where people will put in a lot of money. Why can’t they get the best (.com, maybe .io)? If you charge $X, are cheaper alternatives available (.vc, .whatever)?
How much are the strong alternatives (exact same name in .com, ai, net, .co, etc.) going for? Are they developed? If so, would they want this for defensive purposes? If they’re successfully developed, a competitor wouldn’t be able to use your domain for a similar purpose. How lucrative would be the alternative uses?
Check GoDaddy and Sedo for sales and auctions with similar SLDs and TLD. What’s prices are they listed at? Also what are people willing to bid for them now? Also, check Namebio for actual sales of matching and similar names. That at least gives you a range you’d have to compete with.
