I think it best and fair when asking for appraisals to disclose such an offer from the outset.

I think it an intriguing and eye-catching domain. If it were mine I doubt I would let it go for any less. Given the offer seems reasonable to push to $5,000. Even if the potential buyer says NO, it's very unlikely they are going to abandon their $3,750 offer.
